OWNER'S FORUM 7:06 P.M.

  • OWNER: REGARDING THE WITHDRAWN COMPLAINT: THE BOY IN THE COMPLAINT WAS INCORRECTLY IDENTIFIED.
  • OWNER: GAVE COPIES OF AN ARTICLE TO THE BOARD AND ALL OWNERS PRESENT THAT STATED THERE IS A 20% CEILING ON HOW MUCH HOA DUES CAN BE RAISED IN A YEAR. SO NOTED, DUES WERE RAISED 20% FROM $235 TO $282 PER MONTH. THE EXTRA AMOUNT IS FOR THE MASTER INSURANCE ASSESSMENT. THIS IS BEING BILLED AS $28 PER MONTH ADDED TO THE DUES PAYMENT FOR BUDGETING PURPOSES.

MANAGER'S REPORT 7:15 P.M.

POOL VANDALISM PICTURES REVIEWED, THE BOARD AUTHORIZED A $2,000 REWARD TO ANYONE WHO CAN PROVIDE INFORMATION THAT LEADS TO THE ARREST AND CONVICTION OF THE PEOPLE RESPONSIBLE FOR THE VANDALISM TO POOL #1 DURING THE NIGHT OF MAY 31, 2003. (MSC)

UNFINISHED BUSINESS 7:28 P.M.

THE BOARD OF DIRECTORS AUTHORIZED THE MANAGER, NICK ARTHER AS AN ADDITIONAL SIGNER ON THE COMPLEX LINE OF CREDIT FOR THE ROOFING LOAN WITH KISLAK BANK. (MSC)

RESIDENT APPEAL OF APRIL 21, 2003 FINES RESCHEDULED FOR NEXT MONTH.

VIOLATIONS 7: 30 P.M.

  • UNAUTHORIZED ARCHITECTURAL CHANGE (SECURITY SCREEN ON UPPER PATIO SLIDING GLASS DOORS) VIOLATION FOUND: THE BOARD IS CONSIDERING THE APPROVAL OF SOME FORM OF A SECURITY SCREEN PATIO DOOR, OWNERS MUST CONFORM WITH THE APPROVED DOOR AFTER NOTIFIED OF THE BOARDS DECISION. THERE WILL BE MORE DISCUSSION ON THIS MATTER AT THE NEXT MEETING. (MSC)
  • UNAUTHORIZED ARCHITECTURAL CHANGE (SECURITY SCREEN ON UPPER PATIO SLIDING GLASS DOORS).   • UNAUTHORIZED ARCHITECTURAL CHANGE (STRUCTURE BUILT ONTO UPPER PATIO DECK). VIOLATION FOUND: $100 FINE. ENTIRE FINE WILL BE SUSPENDED IF THE STRUCTURE IS REMOVED WITHIN TEN DAYS. (MSC)
  • UNAUTHORIZED ARCHITECTURAL CHANGE (LATTICE WORK ADDED TO UPPER PATIO DECK RAILING). LETTER WILL BE WRITTEN TO THE PROPERTY MANAGEMENT COMPANY, THEY CAN REQUEST THAT THE NUMBER OF SLATS BE DOUBLED AROUND THE DECK FOR $100.
  • CLIMBING OVER POOL FENCE: COMPLAINT WITHDRAWN
  • TRASH/REFUSE LEFT IN COMMON AREA: COMPLAINT WITHDRAWN
  • TRASH/REFUSE/DEBRIS LEFT IN COMMON AREA (5 GALLON BUCKET AND USED MOTOR OIL): COMPLAINT WITHDRAWN
